Should You Repair or Replace Your AC? The $5,000 Rule

The simple math behind the repair-or-replace decision, and the four factors that can override it.

The $5,000 rule

The $5,000 rule is a rule of thumb some contractors use: multiply the repair quote by the age of your system. If the result is over $5,000, replacement is usually the smarter money. Under $5,000, repair usually wins.

  • $400 capacitor on a 6-year-old system: 400 x 6 = $2,400. Repair.
  • $600 refrigerant leak repair on a 10-year-old system: 600 x 10 = $6,000. Replace.
  • $1,800 coil replacement on a 12-year-old system: 1,800 x 12 = $21,600. Replace, obviously.

Four factors that override the math

  • Refrigerant type. Systems running R-22 are expensive to recharge: the EPA ended U.S. production and import of new R-22 on January 1, 2020, so only recovered supply remains. A leak on an R-22 system is almost always a replace signal.
  • Efficiency gap. A 12 SEER unit from 2010 versus a 16+ SEER2 replacement can cut cooling energy use substantially. In DFW's long cooling season, that can mean hundreds per summer.
  • Repair history. Two major repairs in two years means the system is telling you something. The third repair is the one you will regret.
  • Homeownership horizon. Selling in two years? Repair and disclose. Staying ten? Replace and enjoy the warranty and the lower bills.

Common questions

My AC is 15 years old and still running. Should I replace it proactively?

In North Texas, yes, plan for it. A 15-year-old system is at the end of its typical lifespan and working hard in 100-degree heat. Replacing on your schedule in spring can get you better pricing and no emergency premium versus replacing in August.

Will a new AC lower my electric bill?

Replacing a 10 SEER unit with a 16+ SEER2 system can cut cooling energy use substantially. DFW's long cooling season makes the payback faster here than in most of the country.

Is it worth repairing a 20-year-old AC?

Almost never, unless the repair is trivial (a $150 capacitor) and you are selling the house soon. Parts availability alone makes major repairs on 20-year-old systems a gamble.
